A New 30-Metre Road Set to Link Sector 36A with Dwarka Expressway

Max Estates Blog Gurgaon, Haryana Infrastructure & Real Estate

A major connectivity upgrade is on the horizon for Gurgaon's Sector 36A. The Department of Town and Country Planning (DTCP) has proposed a 30-metre-wide internal road that will provide a direct link to the Central Peripheral Road (CPR) — the arterial corridor at the heart of the Dwarka Expressway network. For residents and investors at Max Estates Sector 36A, this signals a transformative shift in how seamlessly the neighbourhood connects to the wider city.

What Is Being Proposed?

The DTCP has initiated a revision to the existing sectoral plan for Sector 36A, proposing the construction of a 30-metre-wide road through land already acquired by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC). The road is designed to serve as a direct internal connector, linking Sector 36A to the Central Peripheral Road — which is itself an integral part of the broader Dwarka Expressway corridor.

The proposed alignment will ease movement not just within the sector, but also between the industrial zones and the upcoming residential developments spread across the Gurgaon-Manesar belt. Planning officials have stated that the road is expected to "significantly improve internal connectivity in Sector 36A and nearby areas."

Why This Matters for Sector 36A

Sector 36A has already witnessed rapid real estate development in recent years — driven largely by its proximity to the Dwarka Expressway, a landmark 27-km, eight-lane corridor connecting Dwarka in Delhi to Gurgaon. The expressway has also improved access to Indira Gandhi International Airport and key business districts such as Cyber City and Udyog Vihar.

The addition of a dedicated internal road to CPR takes this connectivity to the next level. It removes a long-standing friction point for residents navigating between the sector and the main expressway network — reducing travel time and improving day-to-day commutes.

The Planning Timeline

The sectoral plan for Sectors 36, 36A, 36B, and 37B was originally prepared on December 20, 2012, and approved on December 24, 2012, as part of the Gurgaon-Manesar Urban Complex-2031 master plan. The acquisition of land by HSIIDC and the subsequent road proposal made a revision to this plan necessary.

The state government has already granted in-principle approval for the modification. DTCP then launched a statutory public consultation process, uploading both the existing approved plan and the revised draft on its official website for stakeholder review.
